East Delhi, developed on the banks of river Yamuna, embraces borders of UP starting from Ghaziabad to Gautam Budh Nagar (NOIDA). On one side the east Delhi area is close to Connaught Place and ITO separated by the over bridge on the river. And on the other side, it touches Old Delhi and DU locales. There are through roads to connect Old Delhi/Connaught place/NOIDA/Ghaziabad. The area was developed to decongest central Delhi, and offers fairly wide range of office spaces and other commercial real estate. One of the biggest IT space hub is located in Shastri Nagar near Shahadara in east Delhi. This area comprises of shopping locales for all categories and gentries. Areas like three phases of Mayur Vihar (majorly DDA flats), Geeta Colony (builder flats), Shahadra, Bhajanpura are major residential hubs of east Delhi, having potential of providing abundance of work force at competitive rates and all range of educated elite can be scouted by companies looking to set up shops in the area have majorly DDA flats and middle class and upper middle class genre. One of the most convenient places for setting up pure administrative, sales, purchases, SCM offices. Shops, eateries, restaurants, groceries, office locations are within the communicative and reachable range from all parts of East Delhi.

Travel to and from most parts of East Delhi is possible via Delhi Metro (blue line, multi stop all across) and a wide spread road network, most notable being “Vikas marg” along which most of East Delhi commercial districts are located. This straight road connects from Karkardooma to ITO and CP via Preet Vihar, Laxmi Nagar, ITO fly over, Deen Dayal Upadhyay marg. For those coming from North and heading to Noida can take a turn at Shastri park crossing roads and enter flyovers and reach Noida non-stop.  There are five fly over bridges across river Yamuna, starting from Wazirabad, Shahadara, ITO, Akshardham, and DND.  Of these four connect East Delhi to South West and North. The old Pantoon bridges (two of them) are more or less in operative.

Currently east Delhi is an Ideal location for traders, manufacturers of small and MSME category. Old Delhi Chandni Chowk and other walled city areas are a haven for food lovers. Full of small business classes and trading community. There is however is need to develop bigger commercial districts which offer space for companies looking massive floor plates with modern amenities. Focussed development under MPD 2021 is planned for entire Shahadara, Mandoli (new & old), Jawahar Nagar and Karawal Nagar. Integrated freight complex is in anvil, alongside the paper market between Mayur Vihar Ph III and Ghazipur abattoir. Karkardooma is another area which will be a location to watch out for, with its huge open lands, DDA has proposed a 75 acre land development as per the TOD policy in MPD 2021. This world class development is going to offer a cluster of residential and commercial towers of 20, 30, 40 and a signature tower as high as 100 storey. Work on the project will commence in 2016 and will be completed by year 2020. Another similar project along the same lines is proposed in East Delhi Sanjay Lake area.

The prices for commercial property in East Delhi are almost flat for all locations since most of the present inventory lot is old construction. Another factor for a variation could be popular high street retail area. For purchasing a commercial property one can expect as low as 7000/sq ft to as high as 50000/sq ft in case of some premium high street retail areas. The difference in prices can be linked to various factors including location, neighborhood, quality and age of the construction, proximity to main roads, parks, markets, malls and connectivity via metro, road network etc.  Rentals for commercial property in East Delhi hover anywhere between 30/sq ft to as high as 400/sq ft.
