Office Space in North Delhi

North Delhi is a combination of three districts of Delhi , complete north Delhi district along with northern  parts of north west and north east district, resided by more than 2.5 million people as per the consensus date of 2001. The area we would like to term as north Delhi is the one abutting Yamuna river on the east side , touching  Kashmiri gate and old Delhi towards central or south Delhi, Rohini and Bawana border being the border areas towards west  and far north being the area touching UP border and Haryana through Narela. The main residential localities included in it are Civil Lines, Kamla Nagar, Model Town, Mukherjee Nagar, Kingsway Camp, Azadpur, Wazirpur, Pitampura , Shalimar Bagh, Ashok Vihar and Rohini .

North Delhi and  is home to Delhi Legislative assembly , Tees Hazari court and the famous north campus of Delhi university that has the best colleges of not only Delhi but entire India, some of those colleges are –St. Stephens, SRCC, Hindu, Kirorimal, Delhi School of Economics and Faculty of Management Studies. Getting an admission to these colleges is a matter of prestige and like a dream come true for every students as the cut off percentage for getting admission to some courses of these colleges go as high as 99 to 100 percent. North Delhi also houses “Azadpur Mandi” which is considered as Asia’s largest wholesale market for fruits and vegetables.

Commercial real estate in North Delhi

Most of the area in central north Delhi has pre independence construction and finding a glass façade building is like a treat to eyes, further as the habitation is very dense therefore there is  hardly any scope for any new construction , therefore the only  commercial real estate in central north Delhi is retail markets of-Kamla Nagar , model town-II and Kingsway camp which are considered as one of the best markets in entire Delhi NCR and rental for a good shop could be as high as Rs500-600/sqft .

It is only in the north west Delhi that we have some good office buildings spread across a huge campus named Netaji  Subhash Place. This commercial district is abutting the ring road on one side and The Rohini metro line connecting it to Connaught Place and other parts of Delhi on the other side. “N.S.P”, the way it is popularly known as , is a one of the most recently built Commercial districts of Delhi with a good amount of leasable area for both retail and office space clients. However a big negative for this area has been its distance from from most of the parts of Delhi NCR , the airport and unavailability of big areas on a single floor plate as most of the buildings built here have a very small floor plate , average size being about 6000-8000 sqft. And rental are in the range of Rs.70-80/sqft depending on the building.
